“Killowen Contracts completed the refurbishment of six blocks of Student Accommodation at the University’s Elms Village site (at Sycamore Park) over a twelve week period in Summer 2023. The £1.3m fit-out project included the complete refurbishment of eighteen kitchen/dining/living rooms and a hundred and ninety-seven ensuite shower rooms. Killowen Contracts achieved completion comfortably within the allocated programme, to a good quality of finish and demonstrated high standards of site organisation and Health and Safety. Their project team were professional throughout and delivered the project with minimal disturbance to the operation of a live student accommodation environment.”

John Savage
Consarc Conservation

“Killowen Contracts were instrumental to the success of The Lanyon Restoration Project at Queen’s University Belfast. This all started with their careful selection of appropriate sub-contractors Dorothea Restoration (fabrication of new zinc windows), Glassmarque (local stained glass specialist – refurbishment of the exiting zinc lattice windows) and McConnell Stone address the complicated stone tracery. These were three key subcontractors working on this tricky and complicated restoration project.

From the start it was evident to all that Killowen Contracts and their subcontractors had a sense of pride in their work and were aware of the importance of the Lanyon Building representing the face of Queen’s University, both nationally and internationally.

They instigated weekly meetings that not only helped with ensuring the programme was met but more importantly were a key management tool in being able to address any problems quickly when required, changing things around to facilitate the University if unexpected events arose. A great teamworking relationship was established between the University Estate Management Team, Consarc Conservation, Killowen Contracts and the various consultants.”

“Killowen’s approach to delivering the Fit-out works at 90 Lisburn Road for QUB was really positive. Scope was delivered to a very high standard and within a challenging programme; a further package of works were defined collaboratively and again delivered within a tight timeframe. The team were easy to work with and had a high focus on delivery, this included the site team and contract manager developing good relationships with Starbucks on the ground floor and an occupied tenant at Fourth Floor. Client and end user feedback was very positive and I’d have no problem recommending Killowen for works of a similar scale or complexity.”

“Killowen Contracts Ltd have completed another successful contract with Hamilton Architects – Bryson House Office Fitout, Belfast. In accordance with our previous experience – the high standard of project management, skilled staff and experienced sub-contractors providing exemplary attention to detail in the renewal of degraded elements of the existing building fabric whilst overcoming specific access challenges of a riverside site, and efficiently completing structural alterations to remodel the interior – has contributed to this successful completion within a challenging construction programme, including additional remedial work discovered in the century old premises as work proceeded. Director level supervision delivering a personal pride in the finished product for the client typifies the comprehensive attention Killowen Contracts Ltd delivered in execution of the contract.”

The QUB Lanyon Restoration Project was undertaken over a 2-year period, this included multiple phases and involved complex management and coordination of the conservation works. The objective of the project was to restore the prestigious Grade A Listed Lanyon Building to its former glory while preserving, retaining and restoring as much of the original fabric as possible. This involved significant investigation into traditional construction skills while addressing areas of disrepair through construction of new elements reflecting original craftsmanship. Killowen’s management of this complex programme was exemplary – engaging with and considering the needs of QUB staff and students, General Public, Historical Environment Division (HED), Health & Safety Executive Northern Ireland, Conservation Architects and the Design Team. The project buildability was greatly enhanced by their highly skilled workforce, procurement of specialist skilled labour, material selection, attention to detail and contract management which collectively resulted in the and high standards of finish.”
