We were tasked with the demolition of a former tax office and construction of a new commercial building including anchor tenant – South Down Dental Clinic, apartments and retail space.
With sections of the existing building being retained we took a flexible approach to the project in retaining the existing floor slab and steel frame. An extension was constructed to the rear of the site. We reinstated the existing building layout using rendered blockwork and aluminium cladding and added an additional third floor to the structure incorporating structural steel reinforcement.
The building offers 6,000sqft floor area with five retail units on the ground floor, four serviced apartments at second floor level with the first floor occupied by the anchor tenant Dental Practice who were the client and with whom we worked closely to attain their objectives and needs throughout the build. The dental surgery and office areas on the first floor were fully fitted out and occupied immediately upon handover.
We also closely collaborated with the design team and all stakeholders in managing key trades including specialist M&E services and integrating processes.The contract was administered with sectional completion enabling our client to utilise their new space on the first floor while we completed remaining elements of the build. Externally, the complete site was reconfigured to provide new access, car parking, service compounds, soft and hard landscaping.
