Project Summary:

The Computer Networking & Minor Refurbishment works at Grant House were carried out under a JCT Minor Works Building Contract (2005 Edition). The general scope of works for this contract was to remove and replace the majority of the internal fabric of the building; i.e. suspended ceilings, flooring, sanitary ware, and furnishings. Complete overhauls of the electrical and mechanical works were carried out on the building.

   
Project Description:

With regard to networking, the existing shower room on the second floor was converted into a main hub room, with vertical trunking located in the corridor meaning the second floor is now served by the first floor of the building, and the first floor and ground floor are served by the respective corridor ceiling voids. All bedrooms were then fitted with new data outlets.

All existing showers were retained, although all existing baths on the first and second floors were removed and replaced with showers. All sanitary ware was also replaced.

Alterations were carried out to both the kitchen and common room areas, and openings were formed between the two. The existing ventilation systems in the kitchen areas were upgraded. New bedroom furniture and vanity units were provided for all bedrooms along with the touching up of paintwork, where required.

Suspended ceilings to the corridors were replaced and energy efficient lighting along with PIR controls was provided. KCC fitted a battery operated Key Card Entry System to all main doors and bedroom doors within the building. To the exterior of the building all external windows frames were repainted as well as the fascia boards. Minor alterations were also carried out at the front entrance.

The contract was completed on programme and within budget.
