Project Summary:

Killowen Contracts Ltd. carried out internal and external refurbishment works of the First Trust Bank, Warrenpoint in 2012 with Nigel Lynch Associates as Lead Consultants for the project, under a JCT Intermediate Building Contract (2005 Edition). All works were carried out to the planning requirements of listed buildings.

Project Description:

The scope of works for this project was quite extensive. The façade of the building was in relatively good condition with minor render crack repairs to be carried out, however the pitched roof required re-slating and some extensive lead work, and a new membrane was required for the flat roof to the rear of the property. The existing rainwater goods were all replaced like with like with cast iron rainwater goods, and all existing windows were replaced with mahogany sliding sash windows with arched heads. Visible from the front of the building are four cement-rendered chimneys, each of which were re-rendered.

Internally extensive refurbishment works were required. Before any major activities took place rot eradication and damp proofing was carried out. The floors, walls and ceilings required much attention, with the floors needing re-laid with screed, the replacement of carpet, re-rendering and painting of the walls, and new suspended ceilings put in place. Minor demolitions were carried out i.e. demolition of internal walls to make way for minor changes to the layout of the building.

The building was in full operation throughout the duration with the exception of two-weeks which was necessary in order to complete fitting out. Therefore a duty of care was to be taken to ensure the health and safety of the occupants at all times. Access to the site was restricted and the movement of materials in and out of the building had to be done at times and through accesses agreed by the branch manager, some of which were outside of normal public working hours. This project was completed ahead of time and within budget.
